You are not obliged to carry out a survey on a property, however if you are taking out a mortgage then the mortgage company will want to carry out a mortgage valuation of the property you are buying. The same scenario applies to your buyer. The mortgage valuation is not a full survey; instead it will highlight the general condition and worth of the property and include any comments or recommendations from the surveyor relating to further investigations or reports needed.

The next step up is a Homebuyers report; this will provide a more in-depth report than a mortgage valuation and will include general condition, comments of value and recommendations. A Full Structural Survey also includes a condition report of the fabric of the building and will be more in-depth than the other surveys.

If you are unsure about the condition of the property then you may wish to safeguard your interest by having a survey carried out. We can put you in touch with local surveyors.

Once a buyer is found we are able to qualify the buyer, finance and any chain involved. And once a sale is agreed we use our skills to chase the sale through to exchange and completion. There are many scenarios in house buying and selling that can lead to complications and as your agent we are able to help you through these.

Up to £125,000, no duty is payable.

From £125,001 to £250,000, duty is payable at 1% of the contract price if you have bought or owned a property before. If you are a first-time buyer and have not acquired a leasehold or freehold interest in a residential property in the UK or an equivalent interest anywhere in the world there is no charge for stamp duty for properties up to £250,000.

From £250,001 to £500,000, duty is payable at 3% of the contract price.

Above this, duty is paid at 4% up to £1,000,000.

From £1,000,001 and over duty is payable at 5% of the contract price (from April 2011).
